Some homeowners get together on a regular basis at various clubs to enjoy wine tasting, scrapbooking and potluck gettogethers. According to Janet Scherr, marketing director for Parker Development Company, there are four available neighborhoods that currently offer new homes for sale. Pulte Homes is currently featuring residences in Cordillera that start in the low $500,000 range offering three to five bedrooms and 2,897 to 4,019 square feet. Homes in Cordillera feature three floor plans offering French Country, traditional and Craftsman architectural styles. Private courtyards, front porches or balconies highlight the exterior of the homes while granite slab countertops, crown molding, raised panel maple cabinetry and brick fireplaces highlight each home. The Bramasole group of residences offered by Shea Homes are another Serrano option and are 12

priced in the mid $500,000s. Pinnacle, a community by Toll Brothers, offers a variety of luxury estate homes with golf course views and gated privacy. Each home site features at least 10,000 square feet with seven floor plans from which to choose ranging from three to five bedrooms and up to 5.5 baths. According to Lisa Blair, marketing manager for Toll Brothers, this is the best time to see what El Dorado Hills has to offer. “Our homeowners love the outdoor living environment which you can’t find in the big city,” Blair said. Homes in the Pinnacle neighborhood are priced from $700,000. For those who desire more living space, Donatello by Greenbriar Homes offers up to six bedrooms and 5,430 square feet of opulent living space. Highlights of the five floor plans available at the Donatello residences include soaring 10-foot ceilings, arched portals, covered art niches and hand-textured wall finishes. Homes in this neighborhood are priced from $800,000. If building your home from stratch suits your lifestyle, Serrano recently released a new phase of custom home sites offering settings
nestled in forested areas with mature oak trees, near a completed community park, adjacent to the fairways of Serrano’s private golf course or backing up to open space. Some sites offer views of Folsom Lake or the rolling Sierra foothills. Lot sizes range from one-third acre to more than five acres with prices starting in the upper $200,000s. buyer’s mout arket there An upward trend in home sales, value brings a much-needed boost to the Sacramento, El Dorado County housing industry By

E
scalating temperatures and sunnier skies just might be leading to a hotter housing market in the Sacramento, Placer and El Dorado counties, recent statistics suggest. According to the Sacramento Association of Realtors, closed escrows on single family homes in Sacramento County increased by 22.9-percent in March from February. There was also a 14.6-percent increase in published new listings over the same period. Perhaps most impressive was the increased dollar value of those closed escrows – up 21.1-percent to $293,884,468 in March from $242,600,557 in February. Of course, the dollar value of those escrows is still down 26.9-percent from a year ago, but the data

hints that the area market is on the rise. “The market has had a black cloud hanging over it since late 2006 and people know its time to turn it around,” said Alan Wagner, Association president. “The banks do not seem to care what price they receive on their foreclosed homes,” said Michael Lyon, CEO of Lyon Real Estate. “They just want them off their books.” March statistics in Placer and El Dorado counties show the same upward trend that the Sacramento County housing market has experienced. Trendgraphix, Inc. statistics show sales increased by 16-percent from February to March in Placer County. Pending sales also jumped 40-percent.
In El Dorado County, there was a 10-percent rise in sales and 20-percent increase in pending sales over that same span. For those who live and work in the area, especially in Folsom or El Dorado Hills, the promising month of March came as no surprise. “Tax season is over now and it’s springtime,” said Judy Black, Realtor at the Folsom office of Coldwell Banker. “People are starting to scurry around now, and that’s good.” Black saw the rise in activity as a positive sign and attributed the interest to the local communities themselves. “(The area) has always been a desirable community,” she said. “And now, the market is in a good Continued on page 17

Much of the United States – 40 percent, in fact – was hit by severe-to-extreme droughts in 2007, according to the World Meteorological Organization, the agency of the United Nations that monitors the Earth’s atmosphere. In the wake of such extremes, gardeners across the country were forced to deal with watering restrictions, drying landscapes and dying plants. There are some steps you can take to make sure your gardens fare better in 2008, though. t begins with plant selection and placement. Selecting the right plants means choosing those that can easily adapt when the skies turn dry.

If you’re forced to water by hand, it’s much easier to truck the water to a central plot of thirsty plants, rather than traipsing all over the yard. When you do need to water, you should water deeply and less frequently, which will encourage deep, healthy root systems.
