IGBC Green Homes IGBC Green Homes is a version 1.0 of the Indian green building council Green Homes (IGBC Green Homes) that aims to provide an authoritative rating for residential buildings, balancing environmental performance with the need for a high quality of life and a safe and healthy internal environment. It is the first rating program developed in India to implement green concepts and techniques in building sector. It helps to address National issues like handling of consumer waste, shortage of water and electricity, reduction in CO2 emission and depletion of natural resources. In addition to the obvious benefits to the environment, there are numerous reasons for undertaking a IGBC Green Homes assessment, such as increased marketing potential, development value and saleability, cheaper running costs and promotion of a green image. The IGBC Green Homes assessment will cover the following environmental performance issues: •

Site Efficiency: Local Regulations, Soil Erosion, Basic amenities, Natural Topography or Landscape, Heat Island effect on roof, Parking facilities, Non Fossil Fueling Facility for Vehicles, Design for Physically Challenged, Home User Guide;



Water Efficiency: Rainwater Harvesting, Water Efficient Fixtures, Turf Design, Drought Tolerant Species, Management of Irrigation System, Grey Water –Treatment & Reuse, Plumbing Systems for Flushing, Water Efficient Fixtures;



Energy Efficiency: CFC Free Equipment, Energy Performance, Metering, Refrigerators, Solar Water Heating, Captive Power Generation, Onsite Renewable Energy, Internal and External Lighting. Energy Saving Measures in other Equipment;



Materials: Separation of Wastes, Waste reduction during Construction, Solid Waste Management, Materials with Recycled Content, Rapidly Renewable Materials, Local Materials, Reuse of Salvaged Materials, Wood Based Building Materials and Furniture;



Indoor Air Quality: Tobacco Smoke Control, Daylighting, Exhaust systems, Fresh Air Ventilation, Low VOC Materials, Carpets, Building Flush Out, Cross Ventilation;



Innovation: Innovation and IGBC AP.

Within the IGBC Green Homes framework, the above categories contain a number of specific credits that allow a home’s environmental performance to be evaluated. Each credit has a number of weighted points associated with it, which are tallied at completion in order to give an overall score. IGBC carried out consensus-based research with various groups such as government, material suppliers and lobbyists, to establish the relative importance of each sustainable design area. The weighted points of each category are shown in the table below.

The points are scored by complying and achieving a level of performance in the above mentioned environmental impact categories. The overall numerical score corresponds to an IGBC Green Homes' Certification Levels as follows: Rating Points Certified 30-37 Silver 38-44 Gold 45-52 Platinum 53-75 Eg: If building scores 59 points out of 75 it falls in points band of 53-75 thus it is classified as a Platinum Rated building. The IGBC will recognise buildings that achieve one of the rating levels with a formal letter of certification and a mountable plaque.
