Dutchland Woods Annual HOA Meeting News Dutchland Woods POA trustees held their first meeting of the new calendar year Sunday, March 15, at 5:30 PM at the White House. Items of interest are as follows: The playground has been improved by excavating beneath the equipment areas and replacing the excavation with new mulch. The excavated dirt was spread behind the new White House shed, and will be seeded this spring. The Annual Cleanup Day will be Saturday, April 25th, and the Annual Garage Sale will be the following weekend, Friday and Saturday, May 1 and 2. The big decisions at the first meeting after the Annual
-Meeting were the election of officers, which are as follows: President, Ned Burris; Vice President, Steve Koebbe; Treasurer, Dave Eck; and Secretary, Vicki Kemper and Jan Richards serving alternately as co-secretaries. In addition, Ned will maintain the Website, Mike Jantauch will be in charge of the Pool. Jodi Strutz will be in charge of Social and Recreation, and Brian Church will be in charge of White House Maintenance and The Dolphins. A new Social and Recreation Committee is already at work planning activities for the subdivision. Committee members include Jodi Strutz, a new trustee; Sharon Pierce, chair-

chairperson; Karen Stephenson; and Shaun Brunner. Karen Stephenson will also manage the Dolphins this year. Lots of activities are being considered and your ideas would be welcome, especially since they will have a $0 budget. Participants will have to support their own activities. That’s a novel idea! A summer kick-off picnic will be announced soon. All are welcome to attend Board meetings which are held the third Sunday every month, 5:30 PM, at the White House. Graeme George

Dutchland Woods At Home Meet the Schmidts of 6729 Woodland Trace Court Ken Schmidt has been a machinist at Loroco Industries in Blue Ash for 26 years. Linnette Schmidt is the director of the Mom's Morning Out program at Hopewell First Church of God. Lindsay Schmidt, 9, is a third-grader at Woodland Elementary School. Kenny Schmidt, 6, is a first-grader at Wyandot Early childhood Center. The family moved to Dutchland Woods in June of 2002, just nine days before my Kenny was born. Some family projects include installing a back yard fence, a back yard stone patio, a hot tub and a pool. The front yard is now landscaped with bricks. One challenging project was moving a shed via truck, chain and logs from another yard to their own. ”That was fun to watch,” Linnette said. She calls her husband a “true do it yourselfer” and said he enjoys the work. But, when Tomahawk cheerleading season starts up and her children get involved in their many activities, she said the projects may be scaled back. “We are currently planning a kitchen remodel, which includes knocking down a wall, installing new ceramic tile throughout, and new kitchen cabinetry and countertops,” Linnette said. “We will also be having a deck put in around the pool. My husband will still be able to stay busy with the other projects, which include building a roof on the back of our house for shade over our patio, finishing a fire pit/landscaping project in the back, building his outdoor kitchen, and finally, beginning the task of finishing our basement. Our advice for neighbors thinking of doing similar projects would be to plan the project and decide on a completion date. Get a lot of estimates, ask your friends who they would recommend, decide if any of the work can be done yourself, and have a lot of patience.” “We really love living here because of our wonderful neighbors and friends. Everyone is always willing to lend a hand, whether it is helping you out when you get stuck in the snow, sitting with your sick children while you run to get medicine, planning a neighborhood grill out when the power goes out, or sending someone over to help whenever you call on them for any reason. The people around here are just like family to us. We also appreciate that our location is so convenient to just about everything you need.” When the weather gets warm, you will find this family at the swimming pool, in the company of friends or just hanging out on the patio. “Of course there will also be the usual Kings Island trips, local park adventures and the annual trip up North to Grandpa's horse farm,” she said. “I am mostly looking forward to just relaxing and sharing happy times with friends....times that will hopefully include delicious meals being cooked in our new outdoor kitchen area.”

American Recovery and Reinvestment Act provisions From Ohio Realtor…. The “American Recovery and Reinvestment Act of 2009,” passed last month is a $780 billion package, with roughly 35 percent devoted to tax cuts (mostly for 2009) and the rest to spending intended to occur in 2009 and 2010. The mix of provisions of interest includes: Homebuyer Tax Credit– Provides for a $8,000 tax credit that would be available to first-time homebuyers for the purchase of a principal residence on or after Jan 1, 2009 and before Dec.1, 2009. FHA, Fannie Mae and Freddie Mac Loan Limits– The bill reinstates last year’s 2008 loan limits for FHA, Freddie Mac, and Fannie Mae loans. These limits were equal to the greater of 125 percent of the 2009 local area median home price or $271,050 for FHA and $417,000 for Fannie and Freddie, with an overall maximum cap of $729,750. These limits will expire Dec. 31, 2009. Neighborhood Stabilization– Provides $2 billion in additional funding for the Neighborhood Stabilization Program. The NSP was created by the Housing and Economic Recovery Act of 2009 to provide grants through the Community Development Block Grant program (CDBG) to states and localities to address the problems that can be created when whole neighborhoods are decimated by foreclosures. Commercial Real Estate– The bill focused on green building and energy efficiency as well as business tax incentives. The stimulus provides significant funds for state energy programs, which could be used to support commercial property owners’ investment in energy efficiency upgrades. Rural Housing Service– The bill provides an additional $500 million to existing USDA Rural Housing programs. The RHS provides both a guaranteed loan program and a direct housing loan program for those meeting the program’s eligibility criteria. Low Income Housing Grants– Allow states to trade in a portion of their 2009 low-income housing tax credits for Treasury grants to finance the construction or acquisition and rehabilitation of low-income housing, including those with or without tax credit allocations. Tax-Exempt Housing Bonds-Tax exempt interest earned on specified state and local bonds issued during 2009 and 2010 will not be subject to the Alternative Minimum Tax (AMT). Energy Efficient Housing Tax Credits & Grants– To promote green jobs and energy independence, ARRA invests significantly in efforts to make homes and buildings more energy efficient. The bill provides state and local governments with $6 billion in energy efficiency and conservation grants for energy audits, retrofits and financial incentives. For more information call me anytime! Wilhelmina Park Update A meeting February 18th at the Liberty Township Administration Offices revealed the latest plan for Wilhelmina Park, located on the north side of Wilhelmina Drive at Netherland Drive. A meeting held at the White House December 4th was attended by enough residents of Dutchland Woods to make it plain what our wishes are. Those ideas and suggestions have been incorporated into the latest plan. Brandstetter Carroll, Inc., Architects, Engineers and Planners have been employed to develop the plans and supervise the construction. Of particular interest is the fact that of the twenty parks being considered by Liberty Township for acquisition, development, and or improvement, Wilhelmina Park has been rated number ONE. The number of people in Dutchland Woods who have shown a real interest in this park is largely the reason for this status. Although the $2,000,000 price for the land is not expected to be fully paid off until 2016, there is nothing to stop the development of the park except development money. People can take advantage of the park now, but motor vehicles are not allowed. Rick Plummer, Liberty Township Maintenance Superintendant, has mowed the strip along Wilhelmina and will mow a path around the perimeter. Take a walk or bike ride around the park and envision all the improvements anticipated. Graeme George

Reach Out Lakota is a non-profit, ecumenical, communitysponsored organization that gives eligible families in West Chester and Liberty Township food and clothing, as well as paper, cleaning, baby, personal care and household items. No one can predict a layoff, a fire, or unfortunate event. The economic downturn and cost of fuel has caused a financial crisis on some families who have never before had to ask for aid. We help our neighbors who have fallen on hard times. We also provide referrals to other agencies when additional assistance is required. Over 1,000 pieces of clothing and 18,000 pounds of food are given away monthly. Hours for Services: Mon 5-7 pm, Wed. 10-noon, Fri 10-11:30 am West Chester and Liberty Township have a reputation for being a wealthy community. But, in fact, the population is quite diverse. People of all income levels reside here and sometimes our community members fall on hard times. In 1991, a group of area residents recognized the need for an organization that would provide temporary help for those in need. And, in the community spirit of the Lakota area, they took it upon themselves to provide that help. That was the beginning of Reach Out Lakota. Now, in its 15th year, Reach Out Lakota, the only food pantry in the area, has collected and distributed hundreds of thousands of pounds of food and thousands of articles of clothing to those in their own community who are in need. The donations that are raised in the area stay in the area.
