Gail Christian opened the meeting by introducing all board members and the absence of Tony James. Gail presented to the group that we were looking into an outside source to monitor covenants for the neighborhood. She had already contacted one source that indicated they would assume these responsibilities for 10% of the association dues or $780 per year. Gail had requested this proposal in writing however has not received any word back. A question was posed from the group inquiring about the authority of an outside agent of this nature. Gail replied that the agency would police the neighborhood perhaps two times per month. Anything found to be out of compliance with the covenants; a letter would be sent. After attempt(s) are made and still no compliance then it would be turned over to our attorney to be enforced. One homeowner addressed that he had obtained written permission to have his boat in his property. Another homeowner addressed that someone was supposed to go back around the neighborhood door to door to address the trailer covenant and that this has not happened. There were many opinions concerning covenants from trailers to trash cans and basketball goals, etc.. It was suggested that a possible solution would be to have the outside agency police the neighborhood and present a formal report to the board of all non-compliances. Then petition the neighborhood presenting all non compliances to homeowners and presents a formal vote to everyone for any changes. Mark Taitt presented that the association has $19,380 in reserve funds. He indicated there were $1,200 in outstanding dues. He explained that we sent certified letters to several homeowners in effort to collect. Some of these letters were returned. The group consensus was to pursue legal actions towards these homeowners in the rears. Mark Taitt indicted that we placed $15,000 in an interest bearing CD gaining a 1% return. Mark Taitt indicated that all bills are up to date and most are paid for the entire year. Gail Christian indicated that we are required to have an outside source audit each year and that she would get this task completed. Laura Woods had nothing to present to the group. Mark Dow had nothing to present to the group. Rick George presented for neighborhood watch. Pretty uneventful through the summer. The last significant even occurred with the Donut Scam. He reminded everyone to keep their bushes and hedges trimmed below the windows in order to prevent spots that may promote home entries. Also to put outside porch light on sensors that may detour potential intruders.



Mark Taitt indicated that he would be putting together a newsletter for the community.

New Business – Gail Presented copies of the new budget that was finalized during the last Board Meeting. Open Discussion – The group indicated that they would defiantly like for the Board to pursue an outside managing agent to police covenants. The group also indicated and all agreed that the Board should contact the Association Lawyer and pursue legal actions for the homeowners who are grossly behind in the dues.
