Adding Value through Design

LOVELAND, OHIO

With deep valleys and heavy woods, this suburban property was limited to only three elevated “knolls” suitable as building pads. With a Packaging Research Laboratory already constructed on the first parcel, IP executives released the RFP for a second building - the Manufacturing Technology Center - and surface parking lot on the second and third parcels respectively. Architect Rob Fields was part of a design-build team selected by IP for the project based on the concept of a two story building elevated above an open air on-grade parking lot, thereby freeing the third parcel for a future building. This innovative design concept allowed International Paper to subsequently relocate a third related business unit – Information Technology – to the campus, bringing an additional 350 technical jobs to Miami Township. The new precast building houses a full-service cafeteria and conference center connected via a glass-enclosed pedestrian bridge across a ravine to the Research Lab, offering spectacular views of the wooded landscape.

NORTHVIEW CHURCH

Transforming a Challenging Site

CARMEL, INDIANA

Having purchased a former agricultural site from Purdue University, church elders substantially underestimated the amount of land mass necessary for zoning setbacks, adequate parking and the impact of a crescent shaped ravine that crossed and divided the property. Based on an initial layout prepared by another design firm, church members became discouraged and considered selling the property. Rob Fields produced an innovative design in which the two story education wing and auditoriumstyle sanctuary were set on-axis with the rim of the ravine. The building plan nestles comfortably with the natural topography, resulting in valley views from the narthex and walk-out plaza.
