GENERAL POWER OF ATTORNEY KNOW ALL MEN BY THESE PRESENTS THAT I Mrs.INDUMATHI, W/o.Mr.R.Srinivasan, aged about ...... years, residing at

hereinafter called the Principal, DO HEREBY APPOINT, constitute and nominate Mr.N.KUMARA DEV, S/o.Mr.M.C.Narasimhan, aged about 48 years, residing at 4/60, 4th Street, Raju Nagar, Mettukuppam, Chennai-600 096, as my GENERAL POWER AGENT to do the following acts, and things on my behalf: Whereas the Property covered under the Sale Deed Dated – 20-32003 registered as Doc. described in the Schedule hereunder . WHEREAS I am staying in abroad so and not in a position to

look after, manage or sell the said properties mentioned hereunder and in the circumstances it is necessary and also expedient for me to appoint an Agent to look after, manage and sell my said properties on my behalf, I hereby nominate, constitute and appoint Mr.N.KUMARA DEV, to be my lawful Power of Attorney Agent to do

the following acts and deeds. 1. To work, manage, control and supervise the management of all and administer the properties mentioned below and to develop the same.

-22. To pay the loan installments to the HSBC Bank,

receive

receipts for the amount paid, to negotiate with them for settling the loan amounts, to discharge the entire loan amounts with them and after discharge, to get back the original title deeds from the said bank, execute receipt/s thereof and keep the documents in his custody. 3. To negotiate on terms for and to agree to and enter into and conclude any agreement or sale and sell the property mentioned hereunder to any purchaser/purchasers and receive from the intending purchaser or purchasers any earnest money and/or advance or advances and also the balance of purchase money and to give good, valid receipt and discharge for the same which will protect the purchaser or purchasers without seeing the application of the money. Further to hand over the possession of the property to the intending purchaser. 4. To present conveyance for registration before the registrar having authority and to admit execution and receipt of consideration and to have the said conveyance registered and to do such acts as my said attorney shall consider necessary for

conveying

the

said

property

to

the

purchaser

or

purchasers as fully and effectively in all respects as I could do the same myself if present.

-35. To

appear

before

the

competent

authorities,

make

representation and sign the documents if necessary for the sale of the said property. 6. To pay all the rates and taxes to all the concerned authorities. 7. To prefer any appeal relating to payment of taxes. 8. To defend any legal proceedings with any authorities. 9. To sign in all relevant documents, to carry out all the matters mentioned above. 10. To receive all communications, notices, registered letters, insured letters, money orders etc., and deal with the same. 11. To sign Vakalath, plaint, Petition, Affidavit or any such documents that may be necessary to conduct any case or proceedings in respect of the all properties and to contest or defend such case if any whatsoever in respect of all properties in my Name. 12.To sign any plans, including Sub-division Plan/s,

Vakalath/s,

written statement/s, pleading/s, Indemnity, Check list etc. of any nature whatsoever

before

panchayat,

Municipality

or

MMDA

/

CMDA,

Corporation, local body, TNEB, Sales tax department, Income Tax or before any appropriate authority etc. 13. To apply and obtain patta from the Thasildar or any other competent authorities. 14.To

sign

and

execute

all

forms,

statements,

other

deeds,

instruments and assurances which she shall consider necessary and to enter into and/or agree to such covenants and conditions as may be

required for fully and effectually conveying the said property to me, as I could do myself, if personally present.

-415. I hereby appoint my power of attorney to sign all the necessary papers, banks, forms, which are required to be signed for registering the sale deed in my favour in respect of the property. 16. In case of any dispute, my power agent is duly empowered to engage the services of Advocate/s, institute or defend cases, sign vakalath, plaint, affidavit, petition, memo-statement compromise memo, etc., to appear before the Courts-Civil, Criminal, Consumer Forum, Labour Court etc., or any quasi-judicial authorities. 17. I empower my Agent to execute documents like rectification deeds, ratification deeds, cancellation deeds, reconstitution deeds, etc., if and when necessary for the effective fulfillment of the aforesaid and incidental objects. 18. I agree and undertake to ratify and confirm whatever acts, deeds and things my Power Agent may lawfully do by virtue of the Powers hereby given. 19. This Power of attorney shall be in force till the aforesaid objects are fully completed or like I revoke this deed of Power of attorney. 20. My Power Agent should maintain a true and proper account on my behalf. 21. My Power Agent is also empowered to sign patta transfer forms, ceiling declaration forms and all other papers necessary for completion of registration and for mutation of records for completion of registration and for mutation of records with the Revenue Municipal Authorities and Electricity Boards in the names of the prospective buyers.

AND GENERALLY to do all acts, deed and things on my behalf and signed in relating to all matters mentioned above, as if I do the same if I was physically present.

-5The agent should maintain vouchers and accounts of receipts and expenditure to produce the same as and demanded. No consideration has been received for issuing this Power of Attorney and the Power of Attorney is revocable. I AGREE TO RATIFY AND CONFIRM whatever my attorney shall lawfully do or cause to be done by virtue of these presents.
