PROJECT MANAGEMENT SERVICES

Primary role of Accumen Consultants (AC) a. Inception and feasibility study of the project

Advice on title status of land identified on ground Assist in legal review of title documents Report on suitability for development vis-à-vis development parameters, land use, constraints below and above ground, access to and from site , availability of sources for water and electricity , planning and design regulations, project approvals required & optimum cost and time values, etc Assist in engaging an independent third party certifying body to assess risk exposure. Assist in research and deployment of funds

b. Preliminary/conceptual design i. The preliminary/conceptual design on the project will be taken up after approval of the Inception and feasibility report ii. Based on the briefing from the AMC, prepare design brief and develop conceptual design for the project, preparation of Scheme/Concept drawings and preliminary Cost/Time estimates. iii. Arrange to obtain, as necessary, field surveys and other investigative reports like geo-technical investigation, right of way, establishing of correct boundaries thro appropriate agencies, etc

c. Detailed design and Tendering i. Upon approval of the preliminary design, prepare detailed architectural drawings for tendering purposes ii. Prepare structural and services drawings through associates as necessary for tendering purposes iii. Prepare detailed bills of quantities, specifications and Tender documents and circulate to shortlisted vendors iv. Receive the Tenders, compare and evaluate the offers received and prepare recommendations for award of work. v. Hold meetings with the short listed bidders and finalize award of Contract to the successful bidder vi. In parallel, initiate discussions with the authorities and assist in obtaining of all statutory approvals for the project from all concerned. d. Project Execution i. Design and detailing of all components of the project by way of working drawings and issue to the contractor and Specifications. ii. Project management tools such as MS Project, Primavera etc will be utilized to manage work flow, resource planning and usage. Will assist the Contractor in developing the detailed schedules and charts for the works iii. Monitor the progress achieved periodically vis-àvis the accepted schedules and charts. Trouble shoot causes of delays, if any and suggest remedial action. iv. Arrange for all necessary inspection and testing of construction materials and plant and acceptance tests after installation. v. Monitor and supervise the Works to ensure that the works are executed in accordance with the Contract, Drawings and Specifications.

Monitor that the specified material quality and workmanship standards are achieved during the execution of the Work. Submit periodical reports regarding all the above aspects with supportive documents and photographs. Scrutinize and certify periodical payments for the works executed. Manage the Contract throughout the period of construction in terms of any variations, delays, non compliance, etc. Take all steps to receive the Project on behalf of the AMC and ensure that all obligations of the Contract are fulfilled by the Contractor.

Will oversee management of project implementation of all the AMC’s projects across India in either of the following roles 1. As Owner’s representative for projects having local developer / local PMC involvement in implementation. No resident engineer or other manning envisaged at site 2. As principal Project Management Consultant in all other projects with resident engineer(s) or other manning on site. Will closely be linked to AMC’s project plans and projections for the next three years. Project plans would be frozen after discussions and close interaction with AC to maximize success of projects undertaken.

Second tier towns and new State capitals will be best supported through a strategically inclusive approach to build base of local influence and therefore in all such projects preference will be towards a joint venture build partnering with a local reputed or capable builder/developer. Skill set supply available in locations where projects are planned will be tapped and gaps addressed through appropriate skill sets brought in from other locations An in-house training and certification facility will be set up over time to effectively address the supply side of the equation
