In this study, we found that Jurong Island industrial estate in Singapore targets both energy and chemicals industries, and their occupancy is 89.24%. Please refer to our attached spreadsheet for this study. Moreover, below is a detailed explanation of our findings. METHODOLOGY We initially started the research by collecting information regarding the government of Singapore’s official website, JTC, which is the developer of Jurong Island, and websites such as AFM, Bloomberg, and SBR. We checked online annual reports from credible online sources, but there is no publicly available information regarding the profit for 2018, but we were able to find the total income or revenue, and the total expenditure. Based on the collected information, we can compute for the profit using this formula: Profit = Total Income/Revenue - Total Expenditure According to the Alliance Facilities Management (Singapore), the total income/revenue is $2.63 billion, and the total expenditure is $1.49 billion. Using the formula, the profit will be $1.14 billion ($2.63 billion - $1.49 billion). SNAPSHOT The target industries of Jurong Island are energy and chemicals industries with occupancy of 89.24%. The calculated profit for 2018 is $1.14 billion. ORGANIZATIONAL STRUCTURE AND GOVERNANCE The business description is that the company is developing industrial infrastructure, and helping in the growth of new industries and existing businesses. Jurong Port Pte, Ltd. and SLI Holdings Pte, Ltd. are the subsidiary companies of Jurong Island that are fully owned (100% shareholding). The main business function of Jurong Port Pte, Ltd. is that it is multipurpose port operator that handles general, bulk, and containerized cargo, while SLI Holdings Pte. Ltd. is an investment holding company. BUSINESS MODEL

The business model of Jurong Island is to generate income through rental and lease of industrial space such as ready-built factories and lands, and business pack and warehouses. It uses both the master lease and multi-tenancy lease structures. It also allows sub-letting and that a tenant needs to occupy the majority of the space of not less than 50%. Lessees are expected to operate for not less than five years after satisfying the investment criteria.
